Tenants sign on power capacity

Nearshoring tenants now qualify a park on how much power it can actually deliver, and many parks were provisioned for a fraction of what modern manufacturing and logistics loads require. MEP assesses real available capacity, interconnection position, and rooftop solar potential, with no tie to any equipment vendor.

Capacity is the leasing variable

Capacity, interconnection, and roof are now leasing variables. MEP measures them before recommending any action.

Parks were provisioned for yesterday's tenant

Provisioning that suited light manufacturing and warehousing does not carry automotive, electronics, cold storage, or data-adjacent loads. The gap is electrical, not commercial.

Tenants qualify power before they sign

Prospective tenants ask about available capacity, substation headroom, and interconnection timeline. A developer who cannot answer with evidence loses the tenant to a park that can.

Common areas and roofs go unmeasured

Common areas are metered loosely, tenant submetering is inconsistent, and large roof areas sit unused. The firms offering to assess this usually sell transformers, switchgear, or solar.

What we measure

MEP reads the asset the way a demanding tenant would. Where a measure improves the asset, MEP writes a vendor-ready scope so the developer can run comparable bids. MEP does not sell or install the equipment.

Capacity and interconnection

Assess real available capacity at the substation and feeders, and the headroom for additional load under the current interconnection position.

First lookSingle-line diagrams, substation detail, connected load

Tenant load fit

Test that capacity against the load profiles of the tenants the park is targeting, so leasing can answer a specific tenant question rather than a general one.

First lookTarget-tenant profile, leasing stage, load plan

Common-area cost and submetering

Review common-area energy cost and the submetering that determines whether tenants can be billed accurately and asset performance can be proven to investors.

First lookCommon-area bills, meter list, allocation method

Rooftop solar feasibility

Model rooftop potential across the park's roof area against structure, orientation, and the applicable tariff, with modeled yield and return.

Park power readiness and solar review

MEP needs park or building information, available single-line diagrams, roof area and structural information, and the tenant profile you are targeting. Common-area utility data and tenant metering are requested after the first conversation.

findings, not a portable savings figure

Capacity, tenant fit, common-area cost, and rooftop solar are reviewed against the same measured assumptions, and every figure in a deliverable traces to that asset's own data. Because each park's capacity, interconnection position, and tenant mix differ, MEP presents findings per asset rather than as a number that travels between them.

MEP advises and specifies rather than certifies, so the review supports inspection readiness and safe tenant fit-outs without standing in for a certification body. Individual results vary by asset, and MEP does not guarantee specific outcomes.

Start with one park

Share the tenant profile you are targeting and the electrical information you have. An MEP advisor will provide a written reply within 1 business day and a scoped proposal. Where you proceed, MEP writes vendor-ready scopes and governs the bid as owner's representative, with no stake in which vendor wins.
